The design for Bath Road doubled the area of the existing cottage to create a comfortable family home adding a family room, study, boot room and wet room on the ground floor and a master bedroom with an en-suite on the first floor. The existing ground floor was remodelled to create an open plan kitchen and dining space and the first floor bedrooms and bathroom were refurbished.
The forms of the extension and the existing Victorian cottage balance each other yet the contemporary design of the new extension creates its own identity without attempting to compete with the existing. Vertical larch cladding provides a sustainable finish that will weather over time and allow the extension to merge with its wooded backdrop. Floor-to-ceiling glazed sliding doors open the family space onto the garden and frame views of the stunning countryside.

This design for a kitchen/dining extension and internal remodelling aimed at creating a simple modernist box providing the extra space needed for a growing family. Folding glass doors allowed the walls to open up onto the patio and garden. The existing house was re decorated and Crittall windows were installed throughout.
Fabric-AS developed the schematic design and submitted a successful planning application, before passing it on to the client to project manage directly with a local builder.

The proposal for Pickford Road was to remove the existing conservatory and replace it with a modern, single storey brick extension to form an enlarged kitchen, dedicated dining space and utility room. The extra space was much needed by the family of 4 as the teenage boys used the original dining room as a snug, whilst the cold and leaky conservatory is used as a dining space.
Pickford Road is located in Markyate, Hertfordshire. The design was developed from concept design through planning to building regulations, before being taken over by the client to project manage directly.

Refurbishment of a second floor apartment in a four storey town house in St Johns Wood, London. The apartment was re designed to provide two bedrooms, bathroom, lounge and kitchen diner.

Keble Street is a single storey garden extension in South West London.
The aim was to simplify the internal layout of the ground floor, and de-clutter the garden.
The client wanted a kitchen and family room facing onto the garden. The generous open plan kitchen would include a walk in larder, and an additional WC and storage would be provided on the ground floor. A pocket door would separate the stair from the family space, which when open would allow a view from the front door to the garden. A full width sliding glazed door and roof lights would allow sunlight deep into the space fulfilling the client’s desire for an open light filled space
Agreen roof was proposed for the roof complemented by a simple modern aesthetic of light brown brickwork and a dark grey aluminium sliding door.
Planning and Building Regulations approval where gained in 2017, however the client decided to move to a larger house outside of London, whilst retaining the property as a rental.

This design included a ground floor kitchen and dining extension, loft conversion and internal remodelling to create an additional ground floor bathroom. The aim for the ground floor extension was to create a simple modern rendered form in keeping with the existing with framed opening overlooking the garden.
The change in level between the ground floor and garden were proposed to be addressed through a series of patio level changes, each with a different function.
Fabric-AS developed the schematic design for this project.

Philip Lyons has worked for highly regarded architectural practices both in London and Barcelona and his previous experience covers a wide range of building types including residential, commercial, sport and leisure, educational, ecclesiastical and heritage buildings. In his earlier career as a building surveyor Philip specialized in conservation working for both the National Trust in Yorkshire and the Royal Household at Buckingham Palace.
Philip is an Associate at Space and Place Architects and continues to enjoy working on larger scale sports and leisure and mixed use projects.
