This is more than a functional layout where everything fits and meets your practical needs, although this is very important. It is about creating a space that can bring you joy, perhaps in the way that sunlight plays across the wall, the view of the sky through a roof light or the comfort of sitting around a fire with your family.

As surveyors we apply our long-standing knowledge and experience of historic buildings and traditional construction methodologies to the inspection of houses for prospective purchasers. As a firm we are regulated by the Royal Institution of Chartered Surveyors (RICS) and produce surveys based on the established range of RICS Home Surveys.

Fabric-AS was founded by Philip Lyons in 2013. He is a ARB registered architect and an RICS chartered building surveyor. He has worked for highly regarded architectural practices both in London and Barcelona for many years. His previous experience covers a wide range of building types including residential, commercial, sports and leisure, educational, ecclesiastical and heritage buildings. In his early career Philip specialised in conservation working for both the National Trust in Yorkshire and the Royal Household at Buckingham Palace.
