When you buy a property you need to know exactly what you are getting. It may have a number of problems that you do not notice, but as a firm regulated by the Royal Institution of Chartered Surveyors (RICS) Fabric-AS can help you to see potential costly defects.

A RICS Home Survey will help you:

  • make an informed decision on whether to go ahead with buying a property;

  • decide what is a reasonable price to pay for the property;

  • take account of any repairs or replacements the property needs;

  • and consider if you need any further advice before exchanging contracts.

There are three levels of survey: 

RICS Condition Report - gives you clear ‘traffic light’ ratings showing the condition of the property, advice for your legal advisors and details of urgent defects.

RICS HomeBuyer Report(Survey) - gives you all of the above and also recommends necessary repairs and ongoing maintenance advice.

RICS Building Survey - gives you a comprehensive structural report tailored to suit your property, highlighting defects, repairs and maintenance options. Essential for larger or older properties or if you’re planning major works.

Measured Building Surveys

Measured building surveys (or dimensioned surveys) can be undertaken on a property for general record purposes or in preparation for a refurbishment or extension project. Survey drawings can be produced either as a 2D set of floor plans, sections and elevations, or as a 3D computer model.
